Rolling Hills

Welcome to Rolling Hills

The City of Rolling Hills is a gated, residential community on the Palos Verdes Peninsula in Southern California. The community has just under 700 homes and covers an area of three square miles. All properties have at least one acre and all lots are zoned for keeping horses. The city is equestrian in nature and enjoys breathtaking views of the coastline, downtown Los Angeles, Catalina Island and pastoral canyons.


Rolling Hills has the third highest median house value in the United States. Homes are required to have white exterior paint. Homeowners are also required to maintain horse property on their lots, or at minimum keep land where stalls could be built. The community was developed by A. E. Hanson, who also developed Hidden Hills.


The entire community is on private property. There is no public property inside the city. There are three gated entrances staffed 24 hours a day, 7 days a week accessible to guests by invitation only.


Residents work, shop, attend school, and obtain other services in the other towns on the Palos Verdes Peninsula as the only commercially zoned land within the city is occupied by the Rolling Hills City Hall, Rolling Hills Community Association, and LA County Fire Department Station 56.


The city is served by Palos Verdes Peninsula Unified School District. PVPUSD schools have constantly ranked among the best in California and the nation.
